The questions treasurers actually ask

Is it legal for us to self-manage our strata scheme?

Yes. NSW law does not require an owners corporation to appoint a strata managing agent. Thousands of small schemes self-manage — you just have to meet the same obligations (levies, insurance, AGMs, Strata Hub reporting), which is exactly the paperwork StrataTally generates.

Do we have to charge the 10% interest on late levies?

The interest applies automatically under s.85 of the Strata Schemes Management Act 2015 (NSW) unless the owners corporation resolves otherwise — and there's no interest at all if the levy is paid within a month of the due date. StrataTally computes it exactly, shows it on arrears notices, and includes current NSW hardship and payment-plan information with every levy notice.

What is the Strata Hub and do we really have to report?

The NSW Strata Hub is used for annual scheme reporting. StrataTally keeps a working reminder and relevant records together; confirm the current deadline and requirements on the official NSW Government site before relying on it.

We already have a strata manager. Is this still useful?

Many schemes start with StrataTally in parallel — keeping their own clean copy of the levy ledger and records — and then decide whether the management fee is still worth it at renewal time. Switching to self-management is a committee decision plus some handover paperwork; we're building a step-by-step handover guide for exactly that.

Does StrataTally hold our scheme's money?

No — and deliberately so. Your levies go straight into your owners corporation's own bank account. StrataTally reads the statement you export and keeps the books; it never touches, holds, or moves funds.

What about states other than NSW?

NSW first, done properly — the statutory details (notice periods, interest, reporting) are state-specific and we'd rather be exactly right in one state than roughly right in six. Other states will follow.
